Residential Mortgages

A residential mortgage is a loan secured against a property that is being purchased for you or a family member to use as your main residence or as a second home. Affordability is assessed by looking at your income and outgoings to determine how much you can afford.

Your home may be repossessed if you do not keep up repayments on your mortgage.

Buy to Let Mortgages

A buy-to-let mortgage is a loan secured on a property where the property is let out to a non-family member in return for rental income, which is usually payable by the tenant per month. The affordability is usually calculated by carrying out a stress test using the expected rental. These mortgages will generally require more of a deposit than a residential mortgage.

Your home may be repossessed if you do not keep up repayments on your mortgage. Not all Buy to Let Mortgages are regulated by the Financial Conduct Authority.

Protection

Protection is very important when it comes to your mortgage. If you have a mortgage, in most cases you have worked very hard to get into a position to be a home buyer, and it’s going to be the biggest commitment you will ever have. Protection is an insurance policy that is designed to pay out in specific scenarios. You have insurances that will pay out if someone were to pass away, either a monthly amount or a lump sum; there are insurances that would pay out in the event of you suffering from a range of critical illnesses, which would include cancer, heart attack, and stroke; insurances that would pay out a monthly income in the event of you being unable to work due to accident or sickness; and then you have insurance that would protect your home in the event it was damaged. We also offer protection to cover your lifestyle.

As with all insurance policies, conditions and exclusions will apply. The cost of this insurance depends on several factors, such as your age, where you live and your occupation. As a result, the cost you will pay is based on your own circumstances.

Conveyancing

Conveyancing is the legal side of the transaction, and it will carry out all the searches and draw up the contracts. We have a panel of conveyancers we use. We will discuss the conveyancing during our initial meeting; however, if you are not looking to obtain a mortgage but would solely like to get a quote for a conveyancer, please get in touch and we can arrange that.
